Get A Head Start!

The time has come for you to leave your home and move on. Here are few quick things to take care of before you list!

Clear and Caulk Gutters. Pick a dry day to really go through a clean these out.  It is also a great idea to re-caulk the end caps on the gutter  - this takes care of an aging look as well.

Patch Nail Holes and Repair Paint. It needs to be done anyways. Plus you may want to take some things off of the wall to make your home less "you" while people are trying to imagine themselves in it.

Stop Faucet Drips. We tend to get use to the sounds in our house or how to shut things off just right to stop drips. New people will not. Save them the hassle.

Repair Cabinet Scratches. Fill in, and polish real well. You may find they look better and almost new! Bonus!

Repair Dinged Baseboards.  It is so much easier to repair these now, then to wait until they notice and request it. That way if during the painting process you make some mistakes - you have time to fix them!

    Video to Sell Your Home

    If you have been checking out our website you can see that we are using video for some of our clients. This is another medium that is gaining popularity as people like to do as much homework as they can before they step into a realtor's office or into the actual home.

    According to trulia.com “90% of home buyers and sellers start the process online.”  When it comes to standing out - why not try what the newest craze is and that is video.  When it comes to the making of the actual video know that most of us are not professional video personnel, but we can do our best. The actual house itself is still going to be what seals the deal.

    Regardless of video, pictures, or walk through, the same basic principles will apply. You will want to clean the house and make it as open as possible. Stage the house to what will show off the features that are highly sought after. You want to still keep it as neutral as possible and not overloaded with personal features.

    Down Payment Funds

    When it comes to saving for a down payment it seems like a daunting task if you have not been saving since your first paycheck. Don’t get discouraged – there are still changes you can make, it just takes some dedication and discipline depending on your time frame!



    If you are by yourself, or a young couple with no kids – why not downsize now? Move from that two or three bedroom apartment to a one bedroom apartment? Save the difference monthly in an interest baring account. This will also cut down on your monthly expenses to add to the savings.

    Get a second job. No one likes to hear that, but why not choose a job related to one of your hobbies? That way the extra time you are spending away from the house is enjoyable and not miserable, otherwise it isn’t worth it. Don’t sacrifice your sanity for this.

    Sell those items you no longer need. You bought a treadmill that is holding clothes that need to be ironed. You have golf clubs that have not seen a golf ball since you had the idea to start! These are all things that may not seem like a lot, but as you get rid of them and add them to that savings account – they can make a difference!

    Other simple tricks – eat at home, bring your lunch, carpool, or go to the library. Everything you do adds up and can lead you to the house of your dreams!

    Seller's Market!

    It is a sellers market this time of the year here in Alaska. With people still thinking about selling and not making the leap, the amount of houses that are on the market are relatively small. This allows you to get the best price for your property without major competition and potentially faster turnaround.


    This is the time to get the best dollar for what you have without having to do absolutely every modification that you think you need. When the selling inventory is low, it allows for minor things to be given a fair chance at not coming up to a big deal. Of course you always want to make your house as presentable as possible, but in the chance that time is not on your side, you can lower the price some to compensate and allow that minor detail to not be the deciding factor.

    Jumping on a sellers market is also important because if you can get your property ready to sell before everyone else – your price point could be higher than what you think. If you wait until everyone else jumps into the pool of houses for sale, you could see a smaller price tag for your house and more need for you to address all things that need fixing.
