Myths About Alaska

You know you have heard a ton of stories about “The Last Frontier” that might have you laughing now that you are here. We have a few of our favorites that we want to share and bust for you!

You can’t drive to Alaska.  Well, yes you can folks. The Alcan is the highway that takes many tourist through Canada to our amazing State.

Alaskans live in snow all year round.  It may seem like it some winters, but no. Our summers, depending on where you are in this state, can range from a regular 70 – 90 degree day! This helps to melt away the snow quite nicely for our almost 23 hours of sun!

Bears are everywhere! There are certain times of year that the bears are out and about. They do not, however; walk around the streets downtown like they own the place. Moose are more common in the downtown area than a bear!

What are your favorite tall tales?

Short Sale - Do You Understand?

What do you know about a short sale?  A short is not like foreclosure where the bank "takes your house."  What it does do is gives the homeowner an option besides foreclosure.  The bank will allow the delinquent homeowner sell the house for less than what they owe on it. There are a few reasons as why this is a better option then just letting it go.
    It's Free
That is right, a short sale is at no cost to you. All selling expenses are paid by your lender, including the title insurance, attorney fees, agent commissions, and back taxes. There is no sense in making you pay money for something that you are already behind on.
    No Public Humiliation.
In the case of a foreclosure, it is apparent to neighbors and those who drive by when your home succumbs to foreclosure. This is not the case in a short sale. Your homes listing will look like any normal listing on the block.
    Your Credit is Protected.
People assume that a short sale will negatively effect their good credit, but it is just the opposite. This is one of the biggest advantages of a short sale over a foreclosure;  your credit rebounds faster than if you would foreclose.
We try to help everyone we come across and give you some options for your needs. We do recommend talking to your bank and finding out if this is an option if you are in need of help.

    What is your One Thing?

“Have you ever wondered if everyone has the same number of hours in a day? Why do people seem to get more done than others? Are they putting in longer hours or are they not taking vacations? Are their personal life suffering?

The truth is, it's not that we have too little time to do the things we need to do, it's that we feel the need to do too many things in the time we have.

The people who achieve extra ordinary results don't achieve them by working more hours, they achieve them by getting more done in the hours they choose to work.” Nani Palmer

    Time to Update

When it comes to our homes we always want to look for ways to improve our house in general, the value, and to keep with the newer styles that come up. Whether you’re looking to sell or just want to get a change - it doesn't always take a fortune to update your surroundings.
Curb Appeal - Sometimes you have to admit that it just is missing. Take the time to edge, trim, andremove things that have died or just don't go. This could be a simple weekend project that just takes time. You can always hire professionals and buy new foliage - but all in all, this is the most cost effective to turn around the initial glance at your house!
Lights - The styles change, but you can always get a classic look that will most likely stand the test of time. If you bought from someone or have an older home, you might want to take a good look at your lighting. Track and cabinet lighting is pretty simple to install and change a room.
Cabinet Overhaul - We are not talking removing and getting new, necessarily. You can do simple things like changing the hardware, the color, or even just a good deep cleaning. You may be surprised what your cabinets actually look at under the grime of the years!

The cost of these home improvements are mere pennies compared to the money you’ll be saving after the value of your home increases.

    Lets Talk Money!

When it comes to buying a house money it a topic that needs to be covered.  On top of it all we need to dispel any rumors that might the out there concern the home loan process!

If the rate is low it must be the better option.

Read the find print before you jump.  These usually come with  higher fees and less offers of repayment flexibility. It isn't necessarily a bad thing to take a rate that is higher if the simplicity is there.shutterstock_155908124

20% down is your only option.
Depending on your loan, there are plenty of options. There are some that offer 0% down, 10%, and even 5%. You just need to ask and do your research.
    Find your house first.
It is always best to know what you are pre-approved for.  It kind of stinks to find what you want and then see it slip away. Going in as prepared as possible for what you can expect - is always best.
Bottom line is research all that you can. Ask as many questions as you can. Don't ever leave a questions unanswered. We are here to help you.
